Considerations when using your home as a business

Are you thinking about using your home, a residential property, as a business? Properties are zoned for different types of use, so you may or may not be able to do so. It's very important to understand what type of zone you live in and what restrictions you face.

One thing to consider is the type of business you plan to run. Maybe you work online, and you're the only employee. If so, you can likely run your company without issue. It doesn't change your home at all.

However, you need to check the local restrictions. In Phoenix, for instance, you can run a home-based business if it is your home and you live there. You cannot employ anyone who lives somewhere else. Even having a single employee violates the local codes.

If you sell physical items, you generally need to keep them in your home. The city does not want your front yard to become a sales floor. In some cities, like Mesa and Tucson, you can't sell physical goods even if they are in the home. You could run an internet-based business, perhaps, but they don't want a steady stream of customers coming to your home to make purchases and pickups.

You have to remember that a flourishing home business may be great for you, but it may not be so great for your neighbors, who do not want all of that extra traffic and customers taking up parking spots. That's part of the reason for these restrictions.
